When the Pandemic hit in earnest, Barbara and I left our home in the city to 'shelter in' at a lake house in the Ozarks. We didn't want our Tulsa house to become vacant, so we considered placing it in one of several short and long-term rental programs. Ultimately, we signed a management agreement with ERB Properties. ERB was then relatively new to the STR business, but Emily had great ideas. More importantly, she seemed honest, bright, energetic & goal oriented. So did everyone on her team. We met many of them, including the cleaning and maintenance staffs, and we were impressed. We would not have been able to manage this property from the lake, and we'd heard some scary STR management stories, so we exercised great care in the selection process. The property is, after all, our principal home, and we plan to return someday. In the meantime, we projected it could produce enough income for top-tier maintenance, to fund a few upgrades and to provide a modest return on investment. As retirees, we also recognized the need for a worry and stress-free management relationship, so we knew we'd have to find an honest manager whose judgment could be relied upon. We choose ERB, and we chose right! There were a few minor bumps at the outset, but each arose because of our need to learn the system. ERB was a patient teacher, so we learned as time weby. Now we couldn't be much happier. The house is currently in better condition than when we left for the Ozarks. It looks great and has been surprisingly profitable. ERB has provided monthly & annual reports and kept us in the loop, but not so much so that we've needed to worry about details. Highest marks to this management team. We selected well.
